Can you hold a place before I apply?
No, we do not hold any homes before application approval. Once your application is approved and we receive the deposit then we take the home off the market. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Yes you pay a full first month’s rent with your security deposit. If the lease starts in the middle of the month then your second month's rent will be prorated. Rent is always due on the 1st of the month. -
How old do you have to be to apply?
You need to be 18 years old to enter into a lease agreement. -
Is the deposit refundable?
Yes the deposit is fully refundable if the unit is returned in the condition when you moved in. Deductions can be made for cleaning and damages. -
Who needs a cosigner?
If your income or credit score do not qualify you need a cosigner to get your application approved. Cosigners have to go through the full application process and sign the lease. -

How do I pay rent?
Once you are approved and have submitted a deposit you will set up an online portal where you will pay rent through ACH. Rent can be set up to pay automatically on the first of each month and is a direct bank transfer. -
I want to get a pet. What do I do?
Not all rental units allow pets. If you would like to get a pet you will need to submit a request to your property manager for approval. If the pet is approved additional security deposit and pet rent may apply. -
I want to move out, but my roommate wants to stay. What do I do?
This is determined case by case. It may not always be possible to stay if your roommate moves out and you do not qualify to pay the full rent yourself. If you plan to have a new roommate move in they would have to go through the application process to get approved and a new lease would be signed. Processing fees would apply. -
My lease expiration is coming and I want to move out. What should I do?
You need to provide a 30 day notice before your move out date. You will need to make sure the unit is professionally cleaned and have any damage repaired to receive your full security deposit back after move-out. -
Who is responsible for paying for repairs & maintenance requests?
The owner is responsible for paying all normal maintenance and repairs. If the maintenance is not normal then you as the tenant would be responsible. Examples are a toilet clogged because of wipes or items being flushed, garbage disposal not functioning because glass or bones are stuck in it etc.
