Am I required to make my property available to Section 8?
Landlords must treat all tenants equally and consider all valid sources of income equally. Section 8 is a valid source of income and it must be treated the same as any other source of income. You can not disqualify a tenant just because they have Section 8 income. -
Are you licensed?
Yes we are a licensed real estate brokerage. Any property manager for rental properties in CA must be licensed. -
Can I reach you after hours?
We have a 24 hour emergency line that tenants and owners can use in case of emergency. If it is not an emergency then we will get back to you the next business day. -
Can you put the money directly into my account?
Yes, all rent deposits are directly deposited through ACH into the owner's bank account by the 12th of each month. -
Do I get to see the lease or sign it?
We will of course provide copies of all lease agreements to the owner for their records. We do sign the lease agreements on behalf of owner’s as their agent. -
Do you sell real estate too?
Yes we sell real estate! Ask us about our services for our rental property clients. -
How is rent collection handled?
All tenants have an online portal where they pay rent. The rent is paid through ACH and tenants can set up automatic payment to help prevent late payments. -
How long of a lease do you sign?
Our standard lease is one year. Exceptions can be made with the approval of the owner. -
How much security deposit do you charge the tenant?
We charge one month’s security deposit for our standard lease. -
How soon can you start managing my property?
If the property is rent ready and vacant we can begin the day after the management agreement is signed. If this is a transition from another manager it is normally a 30 day transition period. -
What type of properties do you manage?
We manage single family homes, condos, townhouses and small apartment buildings 15 units or less. -
What type of reports do I get and how often?
You will receive a monthly rental owner statement emailed to the first week of every month. YOu will also receive a yearly statement in Jan as well as a 1099. -
Who holds the tenant security deposit?
We typically hold the security deposit in our trust account but can transfer the deposit to the owner upon request.
